10 Percent Unemployment in California: Which Counties are Hurting the Most and What it Means for Housing.

The real health of a nation is derived from a citizenry that is employed adequately. The debate over what “adequate” constitutes can be debated but it is sufficient to say that the way current national data is gathered for employment is simply inadequate. People are undercounted. Even with the report that was issued on Friday demonstrates a much more disturbing trend beside a rise in the unemployment rate. What we are seeing is higher paying jobs in professional, construction, and manufacturing being replaced by lower paying service fields. With wages remaining stagnant over the past decade, reduction in household income does not bode well for our nation but it only further cements a difficult time ahead for the housing market.

These Are All Good Signs

The Rocky Mountain News reports from Colorado. “More than one out of four homes in the Denver area placed under contract in May failed to close, according to an analysis of a monthly report on homes sold by Realtors. The 25.81 percent ‘fallout rate is staggering,’ said Larry McGee, president of the Berkshire Group, who for the first time analyzed that aspect of the market.”

Taos Real Estate - The Evolution of Virtual Tours

There are dozens of vendors selling software, hardware and online services to Realtors to create virtual tours of their listings.  The solutions range from panoramic views of rooms, with links through connecting doorways, through slide shows of images, to full motion camcorder videos.
Levels of quality are all over the place as well, usually depending on the photographer or videographer.  Arguments rage over speed of web posting versus quality, and whether there is value in do-it-yourself solutions.  Obviously, a Hollywood style production video would be awesome, but is it affordable, fast and is it even necessary?

Is Home Design Going To Change Now?

Readers suggested a topic on post bubble housing. “Is home design going to change now? Cheaper homes built in factories and assembled at the site? Energy efficient homes smaller with fewer windows better insulation? I think there will be a backlash against all the large expensive crap built in the bubble years. Many large home builders will just go out of business anyway. Will new smarter home builders replace them?”
“In Phoenix very large 2 story homes were built with dozens of large windows facing west a very bad design in my opinion. Dark screens cover all these windows anyway so why are they designed in?”
