Livin’ on a Prayer — Bon Jovi
I remember the atmosphere in the real estate market in 2004. There was excitement in the air, fortunes were to be made, and everyone had kool aid intoxication. It would have been impossible for those who drank the kool aid to even imagine they could lose money on the deal, particularly after the market continued higher for another 2 years. Fast forward to 2008, and most of these purchasers have less asset value than they paid, and prices are going lower every day. There is much denial in the market still. Everyone is livin’ on a prayer.

This property went back to the bank on 1/10/2008 for $850,719. It was sold on 2/28/2008 to a couple who spent $789,000. They took out a $700,000 first mortgage, and they took out a $50,000 second on 4/14/2008. They now have $39,000 of their money into this property. Are they in it for the long haul? Or do you think they will abandon ship when the value of this drops down to about $600,000?

From Bloomberg: UBS Falls After Saying More Mortgage Losses Possible UBS, in the prospectus for its 16 billion-franc rights offer, said the bank’s losses on non-U.S. residential and commercial real-estate securities “could increase in the future.”…“UBS will have to fight against negative news flow for at least several more quarters,” said Rolf Biland, who helps manage about $3.1 billion, including UBS shares, as chief investment officer at VZ Vermoegenszentrum in Zurich. “The U.K. housing market is almost as overheated as in the U.S., and could lead to losses for banks.” …

I just had someone ask me to please do a blog post about real estate professionals who make themselves almost impossible to locate. Now it is Memorial Day, but this isn’t a case of not answering the phone, or not returning a call. It’s a case of not even being able to get a phone number for this associate broker.

The Post Independent reports from Colorado. “Garfield County Public Trustee Bob Slade isn’t concerned with the increase in foreclosures the county has seen in the first quarter of 2008, but it’s still a little early in the year. ‘Our numbers are up significantly over last year,’ Slade said. ‘But I’ve not had any go to sale yet.’”

In a trip around the Enchanted Circle on the Sunday before Memorial Day, I finally took the turn at the sign for the Elizabethtown Museum. It’s between Eagle Nest and Red River. Though I had seen the sign at the highway many times, this was my first look at the museum. It will definitely not be my last.

The Worchester Business Journal reports from Massachusetts. “The Falls at Arden Mills, a gated condominium development in Fitchburg, is eventually supposed to have 204 units. So far, though, only one building of the project, with 48 units, is standing, and only 11 of the condos are occupied. ‘It’s slowed down quite a bit, no secrets there,’ said Steve Callahan, president of Global Property Developers Corp. of Bridgewater, which is developing the project.”
